1. General
These Terms apply to all bookings for Long Tide Retreat. By making a booking, you confirm that you have read and agree to be bound by these Terms. We may update these Terms by posting a new version on our website. The version is in force when you make your booking applies to your stay.
2. Bookings
Bookings can be made online at www.longtideretreat.com.au by using the external booking platforms such as Airbnb, or by calling 0413251799. All bookings are subject to availability. Please check that the details you give us are correct and tell us as soon as possible if anything needs correction from your end.
3. Number of Guests
We can accommodate a maximum of 4 adults at Long Tide Retreat at any one time. The number of guests staying must not exceed the number agreed when you booked. If more Guests stay than were booked, we may charge additional fees shown on our website and also ask the extra guests to leave.
4. Payment Policy
Direct bookings: you must pay the full Booking Fee at the time of booking (once approved) to secure your dates. Cancellation and refund terms are in section 9 below.
Bookings through third-party platforms: if you book through an external platform such as Airbnb, the platform’s terms and its payment and cancellation policies apply to your booking and prevail over anything listed on our website.
5. Booking Rates
Nightly rates listed on our website from time to time are in Australian dollars and GST is not applicable. The total booking is not fully confirmed until the required payment has been received. We may require a minimum length of stay during peak periods, as specified on our website booking calendar.
6. Children
Long tide is predominantly a retreat space designed for adults, but we do allow children. If they are under 2 years of age, children can stay free of charge, provided they are accompanied by an adult at all times.
7. Payment Methods and Security Deposit
Payments may be made by credit card (Visa, Mastercard, or direct deposit] in Australian dollars.
We will hold your card details through our payment provider, Stripe, and use it for processing a $500 security deposit. This is fully refundable, and the charge to your card will only stand in the event of any damage and/or additional cleaning fees that arise during your stay. If there is no damage or additional cleaning fees incurred, the security deposit will be refunded in full to your nominated account as soon as possible after departure. If we agree in writing to hold card details instead of a security deposit, you authorise us to charge that card for any amounts payable under these Terms.
8. Changes to Your Booking
If you can no longer stay on your booked dates, please tell us as soon as possible and we will always try to accommodate a change. Rescheduling is completely at our discretion and we cannot guarantee alternative dates.
9. Cancellation Policy
To cancel, notify us in writing at hello@longtideretreat.com.au. Refunds are calculated from the date we receive your notice, counting full days before your arrival date, and are paid to your original payment method as soon as practicable. No refund is given for late arrival, early departure or no-shows.

10. Check-In and Check-Out
Check-in is from 3:00pm on your arrival date and check-out is by 10:00am on your departure date.
Requests for early check-in or late check-out must be made before arrival and are subject to availability and our agreement. In some cases we may require you to book an additional half-day, charged at 50% of the nightly rate, allowing check-in from 10:00am or check-out until 2:00pm.
11. Cleaning
Please leave Long Tide Retreat clean and tidy. If you do not, additional cleaning fees may be charged to your card or deducted from your security deposit. Before you leave, please:
- turn off all air conditioning and heating;
- empty the dishwasher and put away dishes;
- close all doors and windows (including skylights);
- leave used towels in the bath;
- leave linen and sheets on the beds;
- take rubbish to the bins provided outside;
12. Smoking
Smoking and vaping are never permitted inside Long Tide Retreat or in any indoor area. If you smoke outside, keep all windows and doors closed and place cigarette butts in the outdoor bins provided. If smoking occurs inside, a specialised cleaning fee of $250 will be charged to your card or deducted from your security deposit.
13. Pets
Pets are not permitted at Long Tide Retreat.
14. Lockouts and Lost Keys
If you lose or damage the keys, a replacement fee of $30 applies. If we need to attend or arrange a locksmith, a call-out fee of $500 also applies. These amounts may be charged to your card or deducted from your security deposit.
15. Personal Belongings
Unless the law requires otherwise, we are not liable for loss of or damage to your personal property during your stay. We always recommend comprehensive travel insurance.
16. Functions and Events
You must not hold any function, party or event, or have visitors who are not listed guests, without our prior written consent. This includes any gathering of more than 4 people. Consent is at our discretion and may be subject to additional fees and a further security deposit, and to compliance with section 17.
17. Guest Behaviour
You are responsible for the behaviour of all guests and visitors during your stay. Noise audible from outside Long Tide Retreat, including music, must stop by 11pm on Fridays and Saturdays and by 10pm on other nights. Excessive noise or disturbance to neighbours is not permitted at any time. We will generally give one warning after a noise complaint. If a second complaint is received, you may be asked to leave and no refund will be given.
18. Commercial Use and Photoshoots
Commercial use of Long Tide Retreat, including commercial photography or filming, is not permitted without our prior written approval. Requests must be sent before arrival and may be subject to additional fees. Personal photos and videos are welcome. To enquire about commercial use, contact us on 0413251799.
19. Breakages and Damage
You must tell us immediately if anything is damaged or broken. We may charge the reasonable cost of repair or replacement of any damaged or missing item, including in communal and outdoor areas, to your card or deduct it from your security deposit. You must not remove items that are not your own or rearrange furniture, fixtures or fittings without our consent.
20. No Tenancy
Regardless of the length of your stay, you are not a tenant and have no tenancy rights.
21. Breach of These Terms
If you or any guest breaches these Terms, we may charge our reasonable loss or damage resulting from the breach to your card or deduct it from your security deposit. We may also ask you and your Guests to leave and may refuse future bookings.
22. Events Beyond Our Control
To the extent permitted by law, we are not liable for injury, damage, loss, extra expenses or disruptions, including cancellation or rescheduling of bookings, to the extent they result from events beyond our reasonable control.
23. Liability and Consumer Law
Nothing in these Terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law or any other law that cannot be excluded.
24. Privacy
We collect and use your personal information to manage your booking and stay.

25. Governing Law

26. Definitions
Booking Fee means the total cost of your stay, including GST.
Guests means anyone who stays with you.
Peak Holiday Periods means Easter, Christmas, New Year and school holidays, and other periods we specify on our website.
Terms means these Booking Terms and Conditions as updated from time to time.
Long Tide Retreat means the property found at Morris Access Skenes Creek North.
We, us, our means Dale Wilson and Jacqueline Lord, ABN 92207150243.
You, your means the person named in the booking.
